Best places to live if you work in downtown manhattan?

i'm in my 20's, moving from upstate ny, looking for a very safe, good value neighborhood to live in, with a commute to downtown Manhattan thats reasonable, and public transit available. I've looked at hoboken, but i've heard its as expensive as the upper west side. Any other suggestions?
